NITU exists because of a light that didn't turn on.

In 2020, I bought a home of my own for the first time, about 20 years old, with a clean inspection and only one small flag: an exterior light that wasn't working. I felt genuinely prepared. Within the first year, I was dealing with a recurring ant problem I hadn't budgeted for. The mature trees that made the yard feel so private turned into a real, ongoing cost. More recently, I dealt with an actual termite issue. None of it was bad luck. It was information I simply didn't have going in, about the home's age, its landscaping, and what both of those things quietly predict.

That gap, between what buyers are told to expect and what actually happens after closing, is the reason NITU exists.

What NITU Actually Is

I'm a licensed real estate agent based in California, and over the years I've walked alongside a lot of first-time buyers through the exact questions this platform is built around: whether they're actually ready, what a lender really sees when they apply, what a house will quietly cost long after the closing table, and what happens when the home that once fit their life stops fitting.

Most real estate content answers one question at a time, disconnected from everything around it. NITU is built differently. It follows one continuous path, the same one most homeowners actually walk: figuring out where you stand, building the financial foundation to get there, imagining the life you actually want, making your move, making a house yours, adapting when life changes, and eventually growing what you've built. Each article is a chapter in that same, ongoing story, not a standalone post competing for a moment of your attention.
